Location was good. Room was clean and roomy. Manager spoke fluent English. Staff was very helpful. The bast part was breakfast on terrace (you have an option to eat in your room or terrace).

Friendly and helpful hotel staff and family feel in the hotel. Good location and clean environment. Good facilities.
Room space is a bit small. Shower unit is tiny. People of large build will surely have difficulty.

We had a grand time! The staff were those lovely folks who went outta their way for us. The breakfast was served right in our room which was a delightful touch. Only downside was the towels were a bit rough, but nothing too mighty to fuss about.

This is a great B&B. Great rooms (not small holes like in the rest of Venice), recently renovated house, free Internet, central location.
Just two things: Smoking not allowed not even at the window. Come on, give me a break. I did respect it but who is bothered if I smoke out of the window? And secondly, it is a pity to have an espresso machine but not offer an espresso beyond 08.00-10.00 in the morning because "we are not a hotel". You are not a hotel. You are to serve your customers. But except of these 2 points, absolutely recommended. Also, the location as given by Booked.net is completely wrong. Hotel is quite difficult to find but I already knew that when booking and thought I was prepared. Breakfast was nice, simple, but nice - the coffee rocked! The room was clean and had good ac (included in the price!). The bed was not very comfortable.

The hotel is like a b&b, the staff were all very friendly and helpful and spoke english. The views from the rooms looked out on to the cannals and down in to the little garden. It was in a quite area off the main tourist strips. Breakfast was bought to your bedroom each morning at a time agreed on and it was a good selection. The rooms were comfortable and a good size. It didn't take very long to walk to St. Mark's from there, 20 mins. On the second night there they upgraded us to a luxury suit room .

I must say, the power outlets were terrible, and who even serves those supermarket breakfast items? How uncouth! I almost would've given a good review, but there's definitely no excuse for the lack of a room upgrade for such inconveniences. Such a missed opportunity for a classy stay, i wonder if they even care?

This place is amazin! Kate was super friendly and always there to help. Breakfast in the courtyard was def the highlight, like so nice! The room was beautiful, you can tell they put a lotta love into it! And the location is perfect, like just a short walk from everything.
The place can get a bit noisy at times, like you can hear the neighbors. The shower could've been a bit warmer, but it was still alright.

The location, the building, room decoration.
We booked and got a confirmation for a quiet room for a relaxing family weekend (2 adults + 2 children). We ended up in a room located right in front of the reception/meeting point (meaning people passing by and talking loud until late at night and early in the morning), and next to the kitchen where breakfast preparation started at 6:45am every day (coffee machine puffing, microwave beeping, plates clinging). The hotel doorbell was ringing at any time of night (ie. 1Am) or early morning 7am. There were no shutters at the windows, which is very uncommon in Venice and uncomfortable in late spring when sun rises before 7 am. Breakfast was absolutely miserable, unless you like canned austrian liver pâté, philadelphia cheese or cheap corn flakes for breakfast.
